The power of language in a listing description

They say the pen is mightier than the sword and this old adage holds true when it comes to real estate listings. A carefully-crafted description could help your next property sell for higher, or sooner, than you think. Here are a few tips that you can incorporate into your next listing.

Craft a powerful headline

Like the headline of a newspaper or magazine article, a powerful headline grabs a prospective buyer’s attention and makes a positive first impression. Your listing might be one of many they scroll through so make yours stand out, compelling them to click through and read more about the property.

Highlight unique features

Don’t just repeat info from the details section like the number of bathrooms or square footage, unless these facts are what set the property apart. Use the description space to play up unique, differentiating features to the home that will appeal to buyers.

Paint a picture

Further to the above point, you’ll want to make it easy for the buyer to imagine your listing as a property they want to live in. Instead of running through the features of the home, try describing them in a way that places the reader in that very space. So ‘large deck’ might become ‘enjoy sunsets from west-facing deck’.

Use keywords

There have been plenty of studies conducted by real estate companies and websites that track which keywords help a property sell faster or for a higher price. While you can’t include some of these keywords if they don’t accurately describe the property (like granite and hardwood) many in this list can be incorporated into pretty much any listing.
